New year, new lockdown! Unlike the lockdown in March last year the property market can remain open meaning that Estate and Letting agents can continue to work.
During these unprecedented times it’s more important then ever to have confidence in your letting agent, especially if your property will become available in the first quarter of 2021. With the speed of the vaccine roll out picking up it’s hopeful that come the summer we may be heading back towards a more ‘normal’ world, but until then there’s a lot to consider.

Viewings – Safety is of course paramount and it’s vital that government guidelines are adhered to in order to help combat the virus whilst also working to ensure landlords and tenants needs are met. Virtual viewings should be encouraged initially, if a property is still of interest to a tenant then a physical viewing can be arranged. If the property is empty then a viewing can be straight forward, however only 2 households are allowed inside the property at any one time and face coverings must be worn. If the property is currently tenanted, then it is recommended the tenant vacate for the duration of the viewing or agree to show the tenant directly and without the agent inside the property at the same time. Regular communication – The rental market changed massively after the lockdown in March and it was imperative that landlords were kept up to date with regular feedback concerning viewing levels as well as feedback from viewers. An increase in stock levels and a decrease in tenants meant that rents naturally declined last year, and it is crucial that as a landlord you are kept up to date with trends and market changes in order for you to make informed decisions. Without updates and a proactive approach your property is in danger of going stale. Agents and landlords reacting to changes in the market will find they secure tenants much faster than those who don’t!
